DENNIS P. FLYNN
Dennis P. Flynn, entrepreneur and founder of Flynn Development Group, has been a dynamic force in San Francisco real estate for more than 25 years. Dennis began his career in San Francisco working alongside his uncle, business partner, and mentor Russ Flynn. Together, with Dan McGue, they are responsible for over $1 billion in acquisitions and have delivered unprecedented profit margins to investors.
Dennis hails from Michigan and made his first foray into commercial real estate at the age of 18 when he bought his first apartment building, and by age 21 he had acquired 23 units. During this time, he attended the University of Michigan, earning his BS in Mechanical Engineering while working at his father’s engineering firm and then General Motors where he led cutting-edge powertrain projects for Buick Motor Division’s Experimental Engineering team.
At 25, Dennis started his first company, Advanced Vehicle Concepts, where he purchased land, designed, and constructed a 50,000 square foot state-of-the art engineering and vehicle manufacturing facility. After selling the company, Dennis attended the Kellogg Graduate School of Management at Northwestern University and the Stanford Graduate School of Business, earning his Masters in Marketing Management.
When Dennis completed his graduate education, he then worked with his brothers Patrick and Nick Flynn where they acquired land, designed, and built the infrastructure for over 200 custom homes, including the development of an island. With this experience in development, Dennis saw tremendous opportunities in the San Francisco market and joined his Uncle Russ’s company where they became one of the most successful real estate investment firms in the Bay Area.
Dennis has been a member of the Coalition for Better Housing for more than a decade and is not afraid to get involved with a policy on a civic or legal level to ensure the protection of owners and investors. He’s an accomplished jet pilot, athlete, and a fighter with a highly intuitive business sense and a strong conviction in his beliefs.
LUCIA LING
Lucia comes from a facilities and construction management background, working as a Project Manager at Stanford University and University of California San Francisco. She supported Dennis Flynn while working at his previous real estate investments firm as a Special Projects Manager and Executive Assistant.
She holds a Master of Architecture degree from State University of New York at Buffalo, and has worked for the NY and SF offices of Gensler, the largest U.S. architectural firm by revenue.
Her passion for architectural design continues to evolve, honed by the practicality of maintaining a building and its grounds, and developed the needs of financing and marketability from a real estate investments viewpoint. She is currently training to run a full marathon. Lucia grew up in Brooklyn, NY and still has family in Flushing (Queens), NY.
DECLAN FLYNN
Declan P. Flynn hails from Michigan and attended the University of Detroit Mercy. Knowing he wanted to work in commercial real estate, just as his great uncle and uncle did before him, he wasted no time. Completing his BS in Business in three and a half years and completing in his MBA in one and half years.
During his undergraduate years, Declan held multiple internship positions (Gateway Builders, Inc., Flynn Development Group) to experience work in construction — actively taking part in and learning about getting plans approved and permitted, to getting the final inspection signed off, and every stage in between. The knowledge gained from his internships translates perfectly to unit turnovers/remodels in the commercial real estate world and is critical to the work he does at Flynn Development Group now.
While getting his MBA, Declan secured a full-time job as underwriter with the largest wholesale lender in the country. In this position his team focused on loans in the California, New York, and Florida housing market. He also served as an auditor for the loans underwritten by his team, and trained new hires on how to underwrite properly. This position taught him how to review many tenant documents used when assessing a rental application. His position also provided an in-depth view of how lenders operate, making it easier to navigate lenders from the position of a borrower.
DAN MCGUE
Dan McGue began his real estate career in 1978 in the Oakland area at Title Realty & Investment Co., where he sold apartment and commercial properties. In the early 80’s, Dan took a position with TRI Commercial Brokerage in San Francisco, where he was the company’s Top Producer in 1985, 1989, 1990 and 1991. From 1992 to 1998, Dan owned and operated DKM Investments, Inc. Dan joined Pacific Union/GMAC in 1998 and was a company top producer every year thereafter. In 2000, 2004, 2006, 2007 and 2008, Dan placed first in the nation out of the company’s 22,000 agents.
Although Dan left Pacific Union to join Paragon Real Estate Group in May of 2008, he was still both companies’ Top Producer for the year. In 2009, Dan led the City of San Francisco again, selling more apartments and commercial properties than any other broker. Over the next four years, through 2013, Dan McGue averaged well over $100 million in sales per year. Over the last several years, including 2019, Dan has averaged approximately $200 million in sales per year.
In 2018 Dan joined Coldwell Banker Commercial, NRT. Coldwell Banker is the largest real estate company in the United States and the world. Dan is the number one top producing broker of Coldwell Banker Commercial nationwide with over 3,500 agents nationwide.
Dan has sold over 13,800 apartment/commercial units in buildings totaling over 10 million square feet. His total sales volume exceeds $2.6 billion.
PATRICK BRUCE
25+ years in Executive Finance with experience in building up company infrastructure, recapitalization, budget building, and driving improved financial and operational performance. Patrick has worked on both Wall Street and Main Street, and has a proven track record of fostering company growth through effective investment analysis, maintaining appropriate P&L hygiene, strategic planning, and exceptional people skills.
Patrick holds a B.A. in Economics from the University of Colorado, Boulder and a M.S. in Finance from the University of San Francisco. When not working Patrick enjoys all things San Francisco, distance running, practicing Jiu-Jitsu, and spending time with his 2 sons.
